The CPG Story

For almost twenty years, Commercial Property Group (CPG) has been managing a variety of properties and homeowner associations in Steamboat thanks to the original founders, Medora Fralick and Nancy Kounovsky. In 2018, Ben and Andrea Wilhelm purchased CPG in an effort to expand their maintenance company, formerly known as “CJAMS” (Commercial Janitorial & Maintenance Services). Ben and Andrea have lived in Steamboat for almost 13 years and love the outdoor family lifestyle it affords them with their two young boys.

Ben Wilhelm, Owner

Originally from Georgia, Ben graduated from Western State University in Gunnison, Colorado with an aptitude and passion for maintenance, mechanical, electrical, and carpentry work.  His professional experience includes various property manager and maintenance positions at Perry Mansfield (76-acre camp in Steamboat), NorthBay Adventure Camp (97-acre education center on the Chesapeake Bay), and Point Lookout Resort & Conference Center (387-acre resort in Maine).  In his spare time, he enjoys sailing, motorcycles, mountain biking, gardening, skiing, and teaching his two boys all of the aforementioned hobbies.

Andrea Wilhelm, Owner

A graduate of Stanford University, Andrea’s professional background centers on non-profit administration including accounting and human resources. She is a licensed SPHR (Senior Professional in Human Resources), a CMCA (Certified Manager of Community Associations), and Managing Broker. Prior to CPG, Andrea served as the HR Director at Casey’s Pond Senior Living for five years during its inception.  She also served in various executive roles for other non-profits for ten years prior.  Andrea is a classical pianist, harpist and ultra-runner when she's not working in the office.

Bryan Ayer, HOA Manager

Bryan joined Commercial Property Group in 2020 and is no stranger to association management. He brings with him over 25 years of experience living in Associations and serving on association boards. Prior to CPG, he works for Steamboat Association Management for 7 years and the City of Steamboat Parks Department for 11 years. He has a B.A in Communication from CU and is a CMCA and holds his AMS (Association Management Specialist) designation. Bryan grew up in Steamboat since he was six and still loves what it has to offer for outdoor activities, music, community and friends.

Frank Leonard, Operations & HOA Manager

Frank is a Steamboat native, born and raised. Growing up, he helped on the family ranch and cattle business and worked in hospitality. After working for Vacasa, he joined CPG in 2021 with over 10 years of experience in nightly rental operations and association management overseeing four local multi-unit condo/townhome associations. He also has nine years of heavy offshore construction experience during his time as a commercial diver and deck foreman working for large, multinational offshore contractors.   In his free time, he is an avid worldwide traveler.

Gabby Ceballos, HOA Manager

Gabby came to Steamboat in 2020 after spending time working in Vail and brings nearly 15 years of experience in hospitality, primarily in hotels while growing up in Florida. Since relocating, she has expanded into short-term rentals and HOA management and previously served as General Manager for several mountainside properties, bringing strong operational leadership and service-focused experience to her work and has her CMCA (Certified Manager of Community Associations). At the end of 2024, Gabby welcomed a new baby and is enjoying this exciting new chapter. In her free time, she loves spending time with her family, traveling, and taking advantage of all the outdoor activities Steamboat has to offer.

Sherri Whalen, Office Manager

Sherri joined Commercial Property Group in 2018 when Andrea & Ben purchased CPG after five years as a Concierge at Casey’s Pond Senior Living.
